What are the penalties for not following the law?

How often should I perform maintenance?
You must ensure maintenance and annual safety checks are carried out by a Gas safe registered installer. We provide the highest quality of service, maintenance and installation. We offer annual service and maintenance contracts that keep you covered throughout the year giving you peace of mind should anything go wrong.

What is Lancashire Gas Landlord’s Gas Safety Record?
The only documentation needed by law is a Landlord Gas Safety Record as there is a legal duty on landlords of residential rented properties to have annual safety checks performed on gas appliances provided for their tenants’ use.
You must issue a copy of the Lancashire Gas Landlord’s Gas Safety Record or equivalent Gas safe registered installer’s safety check report to the tenant within 28 days of the check or to a new tenant before they move in.
Maintenance checks on all appliances and flues
You must have a safety check carried out on all appliances and flues annually or within 12 months before the start of a new tenancy. Our team of engineers can perform all relevant safety checks to keep you on track.
Will failure to follow regulations invalidate my insurance?
